I'm probably going to shock you with this statement, "The Real Estate Market is Terrible Right Now!"
This is true if you're a Seller in the majority of the cities across the country, but that's the beauty of it....What better time to Buy than when everyone else is trying to Sell! In 2004 and 2005 when it was generally a Sellers market it could get down right difficult to find distressed properties at a reasonable price. Now, with the change in market conditions, Lenders are reporting increased foreclosure rates which will create an abundance of good, rentable, single family homes coming on the market (at least in the short term). This gives us, the Investors, a better supply to choose from and certainly puts us in a stronger negotiating position.
